Property Basic : Lawyer/Legal Fees – How it is calculated?

The calculation for lawyer/legal fees is based on the purchase price of the property. Table below shows breakdown of legal fees according to purchase price.

Example 1
Property Price: RM250,000
First RM150,000 : RM150,000 x 1% = RM1,500
Next RM100,000 : RM100,000 x 0.7% = RM700
Total legal fees = RM1,500 + RM700 = RM2,200

Example 2
Property Price: RM1,500,000
First RM150,000 : RM150,000 x 1% = RM1,500
Next RM850,000 : RM850,000 x 0.7% = RM5,950
Next RM500,000 : RM500,000 x 0.6% = RM3,000
Total legal fees = RM1,500 + RM5,950 + RM3,000 = RM10,450

Note: This is only the calculation for the legal fees and not for any other charges that is chargeable during the transaction of the property.

    man, utk kedua-duanya…cuma kalau S&P/SPA, charge dikira ikut harga beli…kalau loan bank, ikut MOF if not mistaken

    Total kat sini je dah sampai RM1,660….wow…ini baru Memorandum of Transfer sahaja..belum masuk Loan Documentation.

    So sila semak quotation drpd lawyer bila nak beli rumah. Sebelum beli, minta quotation dan compare. Tak semestinya murah, peguam tu boleh buat kerja. Aku dah belajar drpd pengalaman. Member pun boleh makan member….sakit hati dibuatnya.

    ya, setuju dgn man pasal fees lawyer yg murah…sy prefer lawyer yg bile kite mintak diskaun, dia kata yg dia memang tak bagi diskaun, tapi promoise servis terbaik…and at the end, memang diorang ni perform

    cara kira utk loan agreement sama je…yg beza, kalau S&P kira guna purchase price…loan agreement guna loan amount (biasanya 90% dari purchase price)

    if i’m not mistaken, yg subject to 50% discount is only the stamp duty… tapi kalau ada few copies.. not sure. now baru stage SNP, so my lawyer cakap stamp duty bleh reduce 50%..
