Q: Adakah bank mengambil kira akaun Overdraf atas cagaran sijil ASB sebagai komitmen?

A: Ya, bank akan mengambil kira akaun Overdraf walaupun atas cagaran sijil ASB sebagai komitmen. Berdasarkan pengalaman, kiraan adalah berdasarkan outstanding balance, dan bukan saiz atau limit akaun OD

Based on my experience applying for housing loan before, first the bank will check on our CCRIS record…any credit record will appear in the system, includes our OD.

For my case last time with CIMB, their calculation for my commitment with OD as below.

  • Monthly commitment = 0.6% x [outstanding balance in OD account]

I have 2 OD accounts…1 with CIMB and 1 with RHB…CIMB calculated my commitment for both OD accounts with the same formula

The point here is, they calculate the commitment based on [outstanding balance in OD account], and not the Limit amount of the account…so let’s say  your OD limit is RM100k…and you only utilise RM10k [outstanding balance]…so your OD commitment will based on the 10k…and not your account limit which is 100k

  • Most of people know that ASB is the pioneer fixed pricing fund by PNB
  • Most of people know that ASB is only for Bumiputra and is having the largest unit holders
  • BUT, DID YOU KNOW that ASB sitting in the last place between ASW 2020 and ASM for average of unit per unit holder (purata unit bagi setiap pemegang unit)…even it was the pioneer fund and always giving the higher dividend, plus bonus some more compare to the other 2 funds.
Lucky to know that my total unit is above the average…so kalau alasan bagi keadaan ini adalah Bumiputra tak menyimpan di ASB, jadi dimana kite menyimpan?…gold? property? tanah? …ini yg membuatkan sy tertanya-tanya…atau ini adalah salah satu fakta yg menunjukkan Bumiputra kurang menyimpan

ASW 2020 Dividend @ 6.35 sen per unit

Amanah Saham Nasional Bhd (ASNB), awholly-owned subsidiary of Permodalan Nasional Berhad (PNB), today announced an income distribution of 6.35 sen per unit for Amanah Saham Wawasan 2020 (ASW2020) for the financial year ending Aug 31, 2010.

PNB chairman Tun Ahmad Sarji Abdul Hamid said the income distribution will involve a total payout of RM777.53 million, up 32.30 per cent, compared with the previous year’s total payment of RM587.70 million.

He said 892,825 unitholders, who currently hold 13.1 billion ASW 2020 units,will benefit from the payout.

For the 11 months between Sept 6, 2009 and Aug 6, 2010, the fund received a total of 20,226 new account holders, while net investments received during the year increased by 2.09 billion or 18.98 per cent, he told a media conference.

As of Aug 6, ASW 2020 recorded a gross income of RM887.05 million, profit from the sale of shares contributed RM454.57 million or 51.20 per cent, dividend income from investee companies totalled RM290.99 million or 32.80 per cent and RM141.49 million or 16 per cent is derived from investment in short-terminstruments and other income, he said.

Transfer Your NCD/NCB and Save Money

Sahabat kite di BH, NizamJB highlighted ramai yg masih belum tahu yg kite boleh transfer NCD (No Claim Discount) atau NCB (No Claim Bonus) dari satu kereta ke kereta lain

Q: Can I transfer my NCD from one vehicle to another?

A: Yes you can. This typically happens when you have sold your old vehicle and want to transfer your NCD to the vehicle you are purchasing. If you do not transfer your NCD to another vehicle, your NCD entitlement level will drop one level each year. #1: kalau anda jual keta lama dan beli keta baru, anda boleh transfer NCD ke keta baru…dgn syarat, nama pemilik kenderaan adalah sama.
#2: kalau anda beli keta baru tanpa jual keta lama, anda ade option samaada nak transfer atau tidak…kalau transfer, maka NCD keta lama will back to 0% in the next renewal.
#3: kalau jual keta tanpa beli keta baru, % NCD akan berkurangan tahun demi tahun sehingga jadi 0%.

Fifty percent (50%) is remitted from the STAMP DUTY chargeable on any loan agreement executed between a purchaser named in the Sale and Purchase Agreement, who is a Malaysia citizen, and a bank, a financial institution, an insurance company registered under the Inusrance Act 1996, a co-operative society registered under the Co-operative Societies Act 1993, or an employer under an employee housing loan scheme, to finance the purchase of only one unit of residential property costing not more than two hundred and fifty thousand ringgit (RM250,000) per unit provided that the Sale and Purchase Agreement is executed on or after 30 August 2008 but not later than 31 December 2010.
